Why Old Houses Need Lime, Not Cement

Two different ways of keeping water out

Modern cavity wall construction works on exclusion. An outer skin of brick or block sheds rainwater, a cavity breaks any path across, and a vapour barrier and insulation keep the inside dry and warm. Water is meant to be kept out, full stop, and the materials, dense brick, cement mortar, plastic membranes, are chosen because they don’t let much moisture through.

Traditional solid-wall buildings, broadly speaking anything built before cavity construction became standard in the 1920s and 30s, work on an entirely different principle. There’s no cavity and no vapour barrier. The wall is solid brick or stone, and it’s expected to get damp at its outer face in wet weather and dry out again afterwards, with moisture passing slowly through the whole thickness of the wall and evaporating from both surfaces. Everything about a traditional building, the soft lime mortar, the breathable renders and plasters, the lack of a damp-proof course in many cases, is built around that wet-and-dry cycle working properly.

This is the single idea that explains almost everything else in this article: a traditional building is designed to breathe, and modern materials, especially cement, interrupt that.

What cement pointing actually does to a soft wall

Cement is hard, dense and largely impermeable compared to old brick, stone and the lime mortar those materials were built with. Pointing an old wall in cement seems, on the face of it, like a sensible upgrade: stronger, more weatherproof, lasts longer. In practice it does the opposite of what a traditional wall needs.

Because the cement joint won’t let moisture through, water that’s got into the wall has to find another way out, and it ends up forced through the brick or stone face instead of the mortar joint that was meant to take that wear. As that moisture evaporates through the masonry, it can carry dissolved salts with it, which crystallise and damage the surface from within. Trapped moisture is also more likely to be present when temperatures drop, and water expanding as it freezes inside the pores of brick or stone causes exactly the kind of face damage known as spalling: cracking, flaking, and eventually crumbling of the brick or stone itself.

The mortar, in other words, is supposed to be the sacrificial part, softer than the masonry and easier to replace. Cement flips that relationship. It outlives the brick or stone around it, and the masonry, the part that’s much harder and more expensive to replace, takes the damage instead.

Hot lime, lime putty and NHL: which is used when

“Lime mortar” isn’t one product, and getting this wrong is almost as common as using cement in the first place.

Lime putty, sometimes called non-hydraulic lime, is the traditional, slowest-setting option. It sets purely by carbonation, absorbing carbon dioxide from the air over a long period, and it’s highly breathable and forgiving, which is why it’s often favoured for the softest, most historic brick and stone. It needs more careful curing and protection while it sets.

Hot lime is mixed from quicklime directly, either on site or shortly before use, and goes through a vigorous initial chemical reaction as it’s slaked. It has a long history in traditional building and some conservation specialists favour it for particular repairs, but it needs an experienced hand, since working with quicklime carries real safety considerations.

NHL, natural hydraulic lime, is a manufactured product, quarried and burnt in a way that gives it some hydraulic set (meaning it sets through a chemical reaction with water, not just air exposure), and it comes graded by strength, generally labelled from weaker to stronger. That predictability makes it a common choice for more exposed locations, or repairs where a faster initial set is genuinely needed.

None of these is automatically “correct.” The right choice depends on the existing masonry, how exposed the wall is to weather, and the judgement of a mason who actually works with lime regularly, not just someone who’s used a bag of it once.

Warning signs your pointing needs attention, or has already been done wrong

A few things are worth checking on any older property:

  • Mortar noticeably harder, greyer or more uniform than what’s around it, especially where pointing looks like it doesn’t match the age of the building.
  • Joints sitting flush with, or proud of, the brick face, rather than slightly recessed, which is often a sign of a cement repair rather than traditional lime work.
  • Cracking, flaking or crumbling brick and stone faces near the joints, which can indicate the mortar is trapping moisture and pushing damage into the masonry.
  • Damp patches that track with weather rather than staying constant, suggesting water is getting in and struggling to get back out.

If you spot these, it’s worth getting a specialist in traditional buildings to look at the wall before deciding on any remedy, rather than assuming a straightforward repoint will sort it.

Listed buildings and conservation areas: the extra duties

Owning a listed building comes with legal obligations most people don’t expect. Listed building consent is generally required before you alter or extend a listed property in a way that affects its special character, and this can apply to repairs and like-for-like replacements as well as obvious changes, not only to new work. Doing unauthorised work to a listed building can carry serious consequences, so it’s always worth checking with your local planning authority before starting anything, even something that feels routine like repointing or replacing a window.

Conservation area status is a different, generally lighter set of controls, usually affecting things like demolition of certain structures and some categories of external alteration, and the detail varies by local authority. If you’re unsure what applies to your property, your council’s conservation officer is the right first call, and it’s a free conversation that can save a lot of trouble later.

The maintenance basics that actually protect an old building

A striking amount of damage to older houses comes down to a short list of ordinary maintenance jobs left undone:

  • Gutters and downpipes. Blocked or leaking rainwater goods send water running down the face of a wall exactly where it shouldn’t be, and it’s one of the most common, most preventable causes of damage.
  • Cracks. Small cracks are common in old buildings and not automatically alarming, but they should be watched and assessed by someone qualified if they’re growing, since they can be a route for water ingress.
  • Climbing plants. Ivy and similar growth can look charming and cause real problems, working into joints and under render and holding moisture against the wall.
  • Breathable finishes. Where a wall needs redecorating externally, lime render or limewash lets the wall keep doing its job. Modern masonry paint can seal the surface in a way that works against a breathable structure.

Finding a contractor who actually gets it

The best sign is someone who can talk you through why they’d choose a specific lime mix for your specific wall, not just confirm they “do repointing.” Ask to see other traditional buildings they’ve worked on, ask what mortar they’re proposing and why, and be wary of anyone whose default answer involves standard bagged cement mortar for a period property. A good heritage contractor is often, if anything, more cautious about intervening than a general builder, because they understand how much damage the wrong repair can do to a building that’s stood for a century or more.
